How We Do It

Finding the Right Site

The right location makes all the difference. We start by working with a trusted local commercial real estate broker, creating a targeted long-list of potential raw-land, existing building, or lease locations that meets your high-level requirements for the branch. Then we work with your team to tour these properties and evaluate them with your strategic and design goals for the branch by narrowing the selection down to a short list.

Technical Evaluation

With a short list in hand, we move on to a technical evaluation of potential properties. This includes a test-fit floor plan (or site plan for new construction) for you to visualize how your branch will fit into the space (or on the site). We also develop a Rough Order of Magnitude budget for each property to understand the cost of construction as well as a lifecycle cost analysis that projects the total cost of occupying and operating the branch. The result of this process gives your team a better understanding of how each property can support your branch.

Performing Due Diligence

Is this site or building ready for you to build? Are there any hidden surprises? What is the permitting process? We perform a thorough due diligence process that will give you a clear picture of the path ahead.

This includes the following:

  • A review  of technical documents.
  • Management of acquisition studies, such as environmental and geotechnical reviews.
  • Assessment of building condition.
  • Attending a jurisdictional review meeting.
  • Reviewing zoning requirements.
  • Refining the budget and delivery timeline based on our due diligence report.

At the end of the due diligence process you will be able to make a go / no-go decision with confidence.
