How We Do It

Maximizing Efficiency and Incentives

We take a unique integrated approach to physical plant projects, bringing participants on at the right time when they have the maximum impact. For example, we hire a commissioning agent on day one to work alongside local mechanical systems design experts to identify opportunities for greater efficiencies and work towards incentives that return a significant portion of the project cost to the institution. Elmhurst University for example got back more than 6% of their project cost in rebates and invectives.

Cost Analysis and Financing Strategy

As part of our integrated project approach, we not only estimate the cost of the work an equipment itself but also the life cycle cost of the system with energy consumption and financing costs. This means bringing ESCOs, lenders, and accountants to the table to understand the true cost of the different design, equipment selection, and financing options. While ESCOs can offer integrated solutions to these projects, we find that after factoring in financing costs, equipment costs, unrealized design opportunities, and incentives that it makes much more sense for schools to finance these projects with capital.
